Marshall House Apartments is required by HUD (Housing and Urban Development) to maintain a percentage of our apartments for low income residents.

To be considered for an apartment you must meet the following criteria:

  • You must be at least 62 years of age or disabled.

  • If you are single, your annual income must not exceed $36,150.

  • The Maximum income level for two people is $41,300.

When the fully completed Application, HUD Checklist, Family Summary Sheet, and Declaration of Citizenship or Eligible Immigration Status forms are returned to the Marshall House, the applicant’s name will be placed on our waiting list. Names are placed on the waiting list based on the date and time the completed application packet is received in our office. A Marshall House staff member will contact the applicant when he/she is next on the waiting list and an apartment becomes available. To complete the eligibility process, the applicant must sign a verification form and a release of information form. These forms will be used to verify all income information, medical deductions, owned real estate or other assets.

Income includes gross Social Security payments, interest from bank accounts, trust funds, pension plans or annuities, payments in lieu of earnings, workers’ compensation, welfare, alimony or child care, recurring monetary contributions or gifts, lottery winnings, imputed interest from money, assets or real estate you have given away or sold for less than fair market value. Rent is based on 30% of your annual income after medical deductions. Medical deductions include Medicare or other health insurance premiums, prescriptions, doctor bills, eye care, dental care or other health related bills that you pay out of pocket and which are not reimbursed by any health care plan. Utilities except telephone and cable TV are included in the rent. If you do not want cable TV there is a regular antenna hook up available at no charge. Residents who buy an air conditioner for their apartment will be charged an annual electric fee of $40.00.

Applicants apply to the Marshall House for housing subsidized by the Department of Housing and Urban Development (HUD). Applicants will be charged with Federal penalties if he/she submits false information regarding income, family composition or other data on which the applicant’s eligibility or rent is determined.
